El confinament incrementa els habitatges d’ús turístic a la Costa Brava i en dificulta “encara més” l’accés als joves

El confinament ha fet incrementar els habitatges d’ús turístic a la Costa Brava. L’augment s’ha notat especialment en localitats del Baix Empordà com Begur o Platja d’Aro, però també a pobles de la Selva Marítima com Tossa de Mar. Tot plegat dificulta “encara més” les possibilitats d’emancipar-se dels joves que viuen en municipis del litoral gironí, on el lloguer s’ha disparat. L’augment de demanda dels habitatges d’ús turístic dels darrers mesos, ha fet que els propietaris en treguin molt més rendiment que no pas si el posen de lloguer habitual, tot i que “hi ha més risc d’ocupació”. Des dels consells comarcals reconeixen que és un problema “important” que “no té fàcil solució”.
Els municipis de la Costa Brava han vist com en els darrers mesos ha crescut el nombre de pisos turístics. El motiu és, en bona part, que els propietaris aposten per aquest tipus de lloguer en comptes del de tot l’any perquè en treuen molt més rendiment – en alguns casos fins a quatre o cinc vegades més -. A això cal sumar-hi la major demanda que hi ha des del confinament, on molts ciutadans de zones urbanes han apostat per passar els dies lliures a la Costa Brava en comptes d’anar de viatge.

A més, cal tenir en compte que el pis turístic permet que l’amo el retiri de les pàgines web on l’ofereix quan vulgui, i el torni a tenir a la seva disposició. D’aquesta manera, no té un contracte que el lligui amb els inquilins i que sol estar entre els tres i cinc anys.

Tot plegat ha generat més dificultats pels joves d’aquestes localitats. Si ja era prou complicat que poguessin emancipar-se, ara s’hi afegeix aquest problema. El president del Consell Comarcal del Baix Empordà, Joan Loureiro, explica a la comarca el turisme és “molt potent” i gairebé “no existeix” el lloguer d’habitatge de primera residència o és molt car. “Cal tenir en compte que en moltes ocasions els joves són els que tenen recursos econòmics més limitats”, assenyala Loureiro.

També a l’interior

Malgrat que aquesta problemàtica s’ha deixat notar especialment durant aquesta primavera i estiu a zones de la Costa Brava com Begur, localitats costaneres de Palafrugell, Platja d’Aro o Tossa de Mar, Loureiro explica que el problema s’està traslladant també a l’interior. El president del CCBE remarca que en pobles de segona línia s’estan trobant que no hi ha oferta de pisos de lloguer habitual, i en canvi, ha augmentat el turístic.

Una situació calcada a la que passa a la Selva. Allà, el president del consell d’aquesta comarca, Salvador Balliu, lamenta que la tendència ha anat creixent i genera un problema “que cal afrontar”. “Els propietaris en treuen quatre o cinc vegades més i ens trobem amb una manca de pisos que és un problema que abans no teníem”, assenyala.

Balliu i Loureiro expliquen que la solució passa per incrementar l’oferta de pisos de lloguer social, si bé consideren que s’ha de donar “facilitats” als promotors i constructors i eliminar traves burocràtiques. “Hem d’aconseguir que els joves de la comarca es quedin aquí”, destaca Balliu.

Problemes amb veïns

L’increment de pisos i cases d’ús turístic comporta de retruc problemes amb veïns que es queixen dels sorolls. Una problemàtica que s’ha donat especialment aquest estiu quan no hi havia restriccions en nombre de persones. “Les cases són grans i hi caben deu o dotze persones que s’ajuntaven i feien una festa”, concreta Balliu.
